Realtor Vs. Everybody Else

In today's market, there are numerous options & companies that offer different techniques to list your house for sale. Whether it be a flat fee to simply list your house on the MLS, List your house for a total of 1% Comission, or even your own option to do FSBO (For Sale By Owner). With so many options to choose from,  I can confidently tell you that there will never be anything comparable to the results and service a Realtor will be able to provide. 

 

A True Realtors' life, revolves around their work. They tend to eat, sleep and breathe Real Estate (purposely or not). Working with somebody whos' life is solely focused on their business, is someone who's experience, information and advice you could never put a price on when dealing with something so important. 

 

Using a Realtor who not only cares, but is passionate about their career will open your eyes to trends, facts and information that you may have never thought about independently or been educated on. Listing your house with a Realtor not only gives you MLS exposure (which is only half the battle), it will as well allow your property to truly be seen and appreciated. Open Houses, Virtual Tours, Invitational Phone Calls, Staging, Co-worker connections, Marketing Techniques and so on is something that a total 1% Listing agent would never be able to afford or care to spend the time on. 

 

Something that I find to be extremely important when deciding which Realtor to work with would be their dedication to their business. A full time Realtor is somebody who takes their business very seriously. This is their own source of income don't forget, with this alone it should put your mind at ease they will be doing every thing in their power to make their client happy while being your properties biggest fan. Whereas unfortunately other options may wash their hands clean once the property hits Realtor.ca

 

A large problem that sellers face who choose to represent themselves in a sale is that potential buyers tend to be apprehensive of working with this type of representation. They can get nervous about legalities, knowledge and fairness in a deal and prefer to not pursue further interest of these properties. Purchasing a home is one of the most important decision that will be made in ones life. The last thing people want is to buy it from a seller who try to save a couple thousand dollars and the result ends detrimentally. 

 

One of the most significant benefits when working with a Realtor is that you are protected. Protected by their knowledge, their advice, and most importantly - legally by their insurance. A purchase and sale agreement can be foreign, confusing and frustrating for some individuals who are not familiar or new to these documents. A Realtor will be happy to thoroughly review and explain each page of these documents, making you feel comfortable and confident when signing a deal. Realtors also pay a significant insurance annually in order to protect themselves as well as their client in lieu of errors or omissions. If you were to sell privately or represent yourself, and the agreement was signed improperly, or misunderstood, unfortunately there is no coverage. The damages may be unrepairable and could cost you more in legal fees then it would have initially if you were to work with a licensed Realtor. 

 

Selling and Buying a property is something that isn't a frequent transaction, or a small modest one for that. Whichever path that you choose to proceed with, the most important element to remember is to protect yourself. Appreciate the business for what it's worth. Because a purchase or sale of a house, is truly worth the most.
